It’s no secret that Real Estate investing is one of the BEST ways to build wealth.
My wife and I utilize real estate to grow our wealth via 4 ways:
1. Cash flow
2. Debt as leverage
3. Tax benefits
4. Appreciation / forced value creation
Forced value and appreciation is my favorite tactic.
You can find an undervalued piece of real estate that needs a bit of work, and you can make it IMMENSELY more valuable.
We look for real estate that needs some TLC. We come in and fix it up, raise the income, and make it MORE valuable!
In fact, I just did this with a 7 unit apartment. I bought it in 2021 for $660k, and it just appraised for $1M.

Multifamily rental units are a great way to start with real estate investing.
I especially love fourplexes and duplexes because they are easier for someone to start investing in compared to larger apartment complexes.
But they are still very powerful wealth-building tools if you know how to create value!
