Most investors miss out on great opportunities because they myopically focus on day 1 numbers.
When I coach other real estate investors, I walk them through the exact process that I use to make money with real estate investing. Yes, that means looking at day 1 numbers and seeing if a deal makes financial sense. But it also means looking down the road and seeing what adding value to a property can do to your investment’s worth.
2. Understanding good vs. bad debt
I don’t fear the debt when I trust the business plan.
