How many multifamily units have you personally purchased, managed, and exited?

I personally own and manage a $40M portfolio of multifamily real estate. I started with a 7-unit in 2021 and scaled into hundreds of units, including 5–20 unit deals and 100+ unit apartments. Along the way, I’ve bought, operated, refinanced, and exited deals using the same Multifamily BRRRR strategy I now teach. At the time of writing this, I’ve done 5, 100% cash out refinances, and I'm working on my 6th, all for multifamily.

Is this a course?
No, this isn’t just a course. It’s a 12-month mentorship program and real estate club. You’ll get live bi-weekly coaching calls, deal flow in Metro-Detroit via the brokerage I co-own with my wife Andrea, underwriting support, and direct introductions to lenders, contractors, and brokers. There is a vault of past training recordings you’ll have access to, but the real value comes from live mentorship, accountability, and community.
Do you manage the deals for clients?
No. My job isn’t to manage your deals for you—it’s to teach you how to do it yourself. You’ll use my systems and my network so you don’t make rookie mistakes, but you will always own and operate your properties. That’s how you become long term successful

What’s your current role in real estate—are you still actively acquiring and managing multifamily, or mostly focused on coaching now?
I am still actively acquiring, managing, and scaling multifamily real estate. Coaching is something I do alongside running my portfolio, which means everything I teach you comes from my current, real-world experience, not outdated theory. I do coaching because I love to, not because I have to. Since I don’t syndicate deals, coaching and mentoring is my only way to actually help people get into the multifamily game. I do it because I love helping people.
You mentioned off-market deals (5–20 units). How many of those actually closed with members last year?
Our brokerage, Stephan Group Real Estate in Metro-Detroit, consistently sources off-market multifamily deals. Multiple members have closed deals in the 5–20 unit range, including a 9-unit seller-financed property and several other apartment buildings. These aren’t just “dead end leads”—they’re real opportunities that have closed.
Are those deals exclusive to this mentorship group, or do you also market them elsewhere?
They are exclusive to mentorship members. I no longer buy 5–20 unit properties for myself, so those deals go directly to my students. The only way to work with our brokerage is to be in this club. We do this to ensure we are working with the highest quality of clients who will actually be able to close on a deal.
Do members have to pay additional fees (brokerage, commissions, JV splits) if they buy one of your deals?
You’ll work directly with our brokerage, Stephan Group Real Estate, to close deals. Normal brokerage commissions apply, but there are no surprise JV splits or backend fees. You own your deals fully. I don’t want or need to take equity on your deals. Don’t offer it to me as I’ll say no. I want you to learn how to do this for you and your family.
What does a typical month look like in the mentorship (calls, assignments, networking)?
We meet twice a month on live Zoom calls. You’ll get direct coaching from me, deal analysis, and Q&A. Between calls, we stay connected in a private Slack group where I and other members share deals, answer questions, and provide accountability. You’ll be expected to underwrite deals, make offers, ask questions, and take real steps toward closing your first property.
How much 1-on-1 access do I get to you personally, versus group-only calls?
You’ll get both. Most of the coaching happens on the group calls, but I also respond personally in Slack and review your deals with you. You won’t be lost in a crowd—you’ll have direct access. If you want full 1:1 coaching, that is a different level program I offer to only select individuals.
Is there a structured curriculum (step-by-step path to first deal), or is it mainly Q&A calls?
There is a structured step-by-step path that covers sourcing deals, underwriting, financing, buying, operations, and refinancing. On top of that, we do live Q&A calls and real deal reviews to make sure you’re moving forward. You get the structure and the coaching.
How are deals underwritten together—do you review my deals live with me?

Yes. Bring your deals to the calls or post them in Slack, and I’ll review them with you in real time. I’ll show you exactly what works, what doesn’t, and how to improve your underwriting.

Beyond the investment for the real estate club, are there any hidden costs (event travel, materials, deal fees, software subscriptions)?
No hidden costs. The investment covers your mentorship, coaching, deal flow, and community. If you attend in-person masterminds, you’ll cover your own travel. Normal transaction costs (brokerage commissions, inspections, financing fees) apply when you buy real estate, but there are no surprise coaching fees.
What is the average time your students take to close their first deal?
The goal is to close within 12 months. Many students close sooner, depending on their market and effort level. You’ll have the deal flow, coaching, and accountability to get it done. The results are totally up to you. You can’t complain about the results you didn’t get, for the work you didn’t do.
How do you measure student success—just closing a deal, or also managing it profitably?
Success isn’t just buying a property—it’s buying the right property, operating it profitably, and setting yourself up for refinance. I measure success by whether you’ve built a property that creates cash flow, equity, and long-term wealth.
Your guarantee says you’ll keep coaching until I close a deal—do I get that in writing as part of the contract?
Yes. If you put in ALL the work, showed up to every call, and took massive action, but still don’t close within 12 months, I’ll keep coaching you until you do. That guarantee is in writing on this page. You’ll need to attend calls, participate in Slack, underwrite deals, and make offers. In other words, you have to show that you’re taking action. If you do that, you’re covered.
How big is the mentorship group right now, and what type of investors are in it?
The group is intentionally kept small. It’s made up of new investors buying their first deal, W2 professionals, and small business owners looking to scale into multifamily. It’s not a massive, faceless program, you’ll know the other members in it, and they’ll know you.
Will you personally connect me to your lenders, brokers, and contractors—or is that left to me to build?

I make personal introductions to lenders, brokers, inspectors, and contractors here in the Metro-Detroit area. You don’t have to start from scratch.

Is there a pathway for potential partnerships or JV deals with other members?

Yes. Members often partner or JV with each other. The program is designed to create collaboration opportunities, not just education. I do not partner with anyone on deals, if you ask I will say no. I don’t need more deals or equity, I have my own. This is designed to get YOU in the game.

Is this coaching program a tax write off?
YES! Coaching and consulting are considered business tax deductions. As always, consult with your tax professional.
